Whicheye makes the home buying journey clear, calm, and financially smart. Get unbiased education on mortgages, down payments, closing costs, and what to look for in a property—before you sign anything.
No obligation. Just answers to your questions.
Serving first-time buyers across Canada with both mortgage brokering and real estate insight.
Instead of pushing you into a mortgage, we walk you through the education: what you can afford, how financing works, and what to watch out for in real estate contracts.
We help you understand income, debts, credit, and how lenders see your profile so you’re not surprised later.
We compare mortgage products, terms, rates, and penalties in plain language—no jargon or pressure.
You leave with a simple roadmap: savings targets, price range, and what to look for in offers and conditions.
A focused, education-first session where we unpack your finances, answer your questions, and leave you with a personalized plan—plus a toolkit you can revisit anytime.
Bonus: If you choose to work with Whicheye to arrange your mortgage, we credit the session fee back at closing.

"We felt completely lost before talking to Whicheye. After one session, we knew exactly what price range and down payment made sense for us."
— A. & M., first-time buyers in Ontario
We turn a messy, overwhelming process into a simple narrative: where you are today, what’s realistic, and what to do next over the coming months.
No. The Homebuyer Clarity Session is education-first. We walk through your numbers, explain your options, and answer your questions in plain language. At the end, if working together on your mortgage makes sense, we’ll outline what that could look like—but there is zero obligation.
Not at all. Many clients are 6–18 months away from buying when we first connect. In that case, we’ll help you understand what to focus on—saving, credit, income, or timing—so that when you are ready, the process is smooth instead of rushed.
That’s completely fine. Our role is to educate you on financing and the numbers side of your purchase. If you’d like, we can coordinate with your agent so everyone is on the same page about budget and conditions.
The initial 20-minute intro call is free. The deeper, structured Homebuyer Clarity Session is paid—but if you later choose to arrange your mortgage through Whicheye, we credit that fee back at closing.
Whicheye provides mortgage brokering and homebuyer education services across Canada (subject to provincial licensing). If you’re unsure whether we can help in your province, submit the form and we’ll confirm by email.
Start with your free intro call or jump straight into the Homebuyer Clarity Session—either way, you’ll leave with a clear plan.
